Internal Rules and Regularions

Internal rules for the Community of Property Owners Fairways at Carib Playa.

Article 1

These internal rules and regulations regulate the cohabitation, good relationships with the neighbourhood and an appropriate use of the installations, services and other common elements; these rules are compulsory for all the owners, leaseholders and collaborators.

Article 2

The owners’ association meeting is authorised to give the indications and to adopt the pertinent resolutions in order to keep at any times the correct moral standing and the concept of private residence of the premises.
All property owners should expose their complains, suggestions and remarks to the Chairman or to the Administrator of the association.
The breakage of a common element, due to improper use or different from its destiny, will imply the economic demand of the amount of the bill of that common element.
The consumption of drinks and food, as well as playing society games in common areas must imply no disturbance to the rest of the owners and residents, and the original restitution of those things and their cleaning.

Article 3

Dogs and other domestic animals are not to move free.
It is forbidden to play with balls and to ride bicycles or other vehicles with or without engine in the premises, to do graffiti on columns and walls, to scratch or do graffiti on benches as well as to urinate, to spit or to leave rubbish, wastes or to do any other physiological function on the premises.
Please, do not insert advertising into the mailboxes of the neighbours, take care of the diaphanous area and benches and also avoid graffiti.

Article 4

The lift should not be used in any case by persons under 14, except when they are with older people. This warning should be on a plate on the lift.

Do not exceed the capacity indicated on every lift, either in weight or number of persons.

It is forbidden to carry in them objects, parcels or bulks whose weight exceeds the limit of capacity established or because of their size could cause any harm or damage.

It is not allowed to move any stuff, not even building material. Under no circumstances could a neighbour be left with no lift by another one. It is not allowed to improperly use the common things nor throw rubbish inside the premises.

Only the porter or the people who attends to the community Maintenance will be in charge of the lifts and their vigilance, and they will call for the Maintenance Company whenever necessary, letting the President and the Administrator know of the problems that could exist in order to adopt the most appropriate measures. No owner can handle its mechanism in case of bad working.

Article 5

The owners can not carry out any work on the front of the Estate, change the painting, not install elements which modify its condition and architectural configuration.

Should it be necessary to do any repairing, it will be decided in the owners association, who could approve the performance, as long as the facade preserves its uniformity.

Article 6

It is definitively forbidden to hang out clothes from the external front, and to place objects on the balconies and windows, being authorised only pots of flowers and ornaments small size, watching that they remain secure, and avoiding that the risk causes dripping. The pots of flowers should be placed inwards in order to avoid loosening or falling down.

It is forbidden to throw water, any kind of rubbish or objects outside neither on the backyards through the windows and terraces.
The model of awning allowed it will be chose by the President and the Vice-President.

The cleaning and shaking of carpets, tapestries, mats, etc..., and the watering of plants pot must be done in hours indicated by Municipal Laws.

Article 7

It is forbidden to develop uncomfortable, unhealthy and/or dangerous activities as well as having pets that are not tolerated by the sanitary regulations laws or of the Municipal Police in force.

Article 8

The flats will be destined to be dwelling houses. Any device such as a receiver radio, television, etc..., will be regulated so that their working doesn’t disturb other flats or premises.

Do not carry out activities that cause noises and annoyance to the neighbours from the time prohibited by Municipal Authorities.

Article 9

The lighting must be appropriate and enough within the common elements, like porch, staircases, corridors, lifts, gardens and swimming pools.

Article 10

No bicycles, children carts neither allowed nor any other sort of objects on the staircases, hall or porch.

Article 11

Rubbish will be deposited in the containers assigned for it, from 9 p.m. till 11 p.m.

Individual rubbish always must be in closed plastic bags, being forbidden to use another sort of containers that do not have the security and closing regulations, depositing them only in the collective containers. Do not use wastepaper baskets to deposit your rubbish, as there are containers for it in the public way. It is also forbidden to deposit either fragments of building material of any other kind outside the containers, having each owner that has carried out works to have them installed in the street.

Article 12

No fuss allowed in the flats or common areas so as not to disturb the rest of co-owners.

Article 13

It is compulsory to make sure on coming in and out the garage that the door/gate is shut as well as the rest of the access doors from the inside.

It is definitively prohibited to use the junk rooms for a purpose other than what it is for, abstaining from switching on electrical devices in them.

No closings allowed in the garage as it will only be used for parking and not for storage of goods of any kind. The same way, no cars have to be parked in a parking place no property of the owner of the car.

It is forbidden to park neither motorcycles nor other sorts of vehicles inside the garage but outside the parking areas. No playing allowed at the entrance to the Estate garages.

Article 14

The same way, the swimming-pool timetable will be established, being compulsory to respect it along with the opening and closing times that will be exposed on the notice board.

It will be absolutely necessary to show an identity card, badge or similar fixed for each season.

The id. cards or similar will be provided to everyone who lives regularly with the head of the family at each home, providing that they are under eight, as they need not show an id. card when accompanied by an adult.

Everyone who enters the swimming pool must do it in proper clothes, this means that a person not wearing bathing suit and conventional T-shirt or similar will not be allowed in, and everyone must wear bathing shoes. Persons with long hair must also wear a bathing cap.

Showers must be used before immersion into the swimming pool.
It is prohibited to enter the bathing area with any kind of animal, apart from guiding dogs (for people with a bad sight).
It is compulsory to follow the instructions by the maintenance and cleaning of the swimming pool and grass for the use and enjoyment of them.

It is prohibited to damp any rubbish or litter in the swimming-pool area, as it must be placed into the wastepaper baskets provided.
The use of balloons, unauthorised glasses, cushions of air, flippers or any cutting material devices is (strictly) prohibited.
Playing dangerous games in the swimming-pool area is prohibited
No urinating or spitting in the water.

People with a contagious (transmissible) disease are not allowed to bath.

Playing with paddles (or rackets) is prohibited.

An adult must accompany children.

The lifesaver or other person will collect the id. cards or similar from the owners, will carry out the rules and will also make sure it is done by everyone else, being authorised to take out of the area whoever behaves incorrectly, does not carry out the rules above or disturbs the rest of the users.

There is a complaint book at the disposal of users.
